Public foreclosure auction scheduled for property at 123 Cattaragus Drive in the Town of Henrietta

Henrietta, New York – A residential property in the Town of Henrietta is scheduled to be sold at a public foreclosure auction later this summer following a court order in Monroe County.

The property, located at 123 Cattaragus Drive, is the subject of a legal proceeding initiated by Wilmington Savings Fund Society, FSB, not in its individual capacity, but solely as legal title trustee for BCAT 2019-22TT, which brought the foreclosure action against Harold Baker, as heir and distributee of the estate of Elsie M. Baker, along with other unnamed defendants.

According to official court documents, a Judgment of Foreclosure and Sale was entered on May 19, 2025, after a referee’s report was confirmed by the court. The order permits the sale of the property to recover the judgment amount, which currently stands at approximately $108,330.80, not including additional interest and legal costs.

The sale will be conducted in person at the Monroe County Hall of Justice, located at 99 Exchange Boulevard, Rochester, NY 14614, in the foreclosure auction area on the lower level atrium. The auction is scheduled to take place on Wednesday, July 30, 2025, beginning at 10:00 a.m.

The premises being offered include the land, buildings, and any improvements located on-site. Legally, the property is described as:
“All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Henrietta, County of Monroe and State of New York, Section 175.06, Block 2 and Lot 5.”

Interested buyers should be aware that the sale is subject to the terms outlined in the filed court judgment, listed under Judgment Index #E2022008623. As is typical with foreclosure auctions, the property will be sold “as is,” and prospective bidders are advised to conduct their due diligence ahead of time.

All that certain plot, piece or parcel of land, with the buildings and improvements thereon erected, situate, lying and being in the Town of Henrietta, County of Monroe and State of New York, Section 175.06, Block 2 and Lot 5. Approximate amount of judgment is $108,330.80 plus interest and costs. Premises will be sold subject to provisions of filed Judgment Index #E2022008623.”
